The Lupton Village Residential neighborhood is a 32-acre covenant-controlled community that is located at Kahil Street and South Rollie Avenue in Fort Lupton, Colorado. The neighborhood is comprised of 90 single family homes, 27 senior community homes and 254 townhome units constructed between 2021 and 2024. The home builders for this neighborhood was Baessler Homes and Eastman Properties.

The neighborhood is bordered on the north side by a Safeway shopping center and the Fort Lupton recreation center. In the middle of the neighborhood there is a library (opened in August 2023). It is about a 5-minute drive from the neighborhood to the 85 Highway and about a 45-minute drive to the Denver airport.

Lupton Village Residential Metropolitan District

The Lupton Village Residential Metropolitan District (the District) is a quasi-municipal corporation and political subdivision of the State of Colorado. The District’s boundaries wholly encompass the Lupton Village neighborhood and the District’s board of directors are elected solely by Colorado registered voters living and/or owning property within the Lupton Village neighborhood. The District provides multiple services for the neighborhood including: (1) maintaining the open spaces, dog park, storm water detention pond, and the entryway monument signs, (2) monitoring and enforcing the neighborhood’s restrictive covenants and maintenance standards applicable to every lot and (3) providing architectural review services in accordance with the neighborhood’s restrictive covenants and architectural guidelines. The District also collects property taxes to repay the debt that was incurred to finance the construction of the roads, utility lines and other public infrastructure within the neighborhood.

Notice Re. Metropolitan District Homeowner’s Rights Task Force (House Bill 23-1105)
House Bill 23-1105 (HB23-1105) created the Metropolitan District Homeowners’ Rights Task Forces with its members to be appointed by November 1, 2023. The purpose of the task force is to examine issues regarding homeowners’ rights and to perform other duties as noted in the new law. The Metropolitan District Homeowners’ Rights Task Force will review, among other matters, tax levying authority and practices, foreclosure practices, communications with homeowners and governance policies.
